Dubai Creek Gardens: AED 3 Billion Project Takes Shape in Dubai

Dubai Creek Gardens

A new AED 3 billion residential development is taking shape along Dubai Creek, adding more than 1,400 homes to Dubai Healthcare City Phase 2 and introducing the UAE’s first Westin and Renaissance branded residences.

Dubai Healthcare City has marked the groundbreaking of Dubai Creek Gardens, a large-scale development by Global Partners Ltd that aims to combine residential living with green spaces, wellness, retail and hospitality.

The project covers more than 127,000 square metres and is scheduled for completion in 2030, according to Dubai’s official media office.

What is Dubai Creek Gardens?

Dubai Creek Gardens is a master-planned residential community being developed in Dubai Healthcare City Phase 2.

Rather than following the increasingly dense residential model seen across parts of Dubai, the project is being designed around landscaped areas, parks, sports facilities and wellness-focused open spaces.

Around 70% of the project's total area will be dedicated to these green and outdoor spaces, according to the project's developers.

That approach gives Dubai Creek Gardens a different proposition from a conventional high-rise residential development: the project is being positioned as a low-density community where homes, wellness, leisure and hospitality are integrated into one destination.

AED 3 billion investment in Dubai

Global Partners Ltd is investing AED 3 billion in Dubai Creek Gardens, making it one of the latest major residential developments to move into the construction phase in the emirate.

The groundbreaking took place at Dubai Healthcare City Phase 2 in the presence of representatives from Dubai Healthcare City Authority, Global Partners Ltd, Mirage Leisure and Development, OCTA Properties, BAUER Spezialtiefbau GmbH and Marriott International.

Dubai Healthcare City Authority has also become a founding shareholder in the Global Partners Property Fund II, supporting long-term investment linked to the development.

For Dubai, the project comes as the emirate continues to expand residential and lifestyle destinations around major business, healthcare and tourism hubs.

More than 1,400 residences planned

Dubai Creek Gardens will contain more than 1,400 residences, alongside retail and dining facilities.

One of its most notable features will be the arrival of the first Westin and Renaissance branded residences in the UAE.

The branded homes are being developed in partnership with Marriott International and are intended to combine residential ownership with hospitality-inspired services and amenities.

The addition of two international hotel brands also gives the project a stronger lifestyle and hospitality component, rather than positioning it solely as a residential development.

70% of the project will be green space

One of the most distinctive elements of Dubai Creek Gardens is its planned allocation of land.

About 70% of the development will be dedicated to landscaped gardens, parks, sports facilities and wellness-oriented open spaces.

The developers say the decision reflects a move away from density-first residential planning and towards communities designed around wellbeing and outdoor living.

That design direction also aligns the development with Dubai's wider urban planning objectives, including the Dubai Quality of Life Strategy 2033 and Dubai 2040 Urban Master Plan, both of which place emphasis on sustainable, people-centred communities and quality public spaces.

Where is Dubai Creek Gardens located?

The development is located in Dubai Healthcare City Phase 2, along Dubai Creek.

The second phase of Dubai Healthcare City is being developed as a broader wellness and urban destination in the Al Jadaf area, with the creek and surrounding natural environment forming an important part of its setting. Dubai Healthcare City describes Phase 2 as a 19-million-square-foot wellness hub focused on healthy living, sustainable design and innovative healthcare and wellness concepts.

This location places Dubai Creek Gardens within a wider ecosystem combining healthcare, residential, hospitality and lifestyle uses.

When will Dubai Creek Gardens be completed?

The project is scheduled for completion in 2030.

Once completed, Dubai Creek Gardens is expected to expand the residential, hospitality and lifestyle offering of Dubai Healthcare City Phase 2.

The development is also being planned at a time when Dubai's population is projected to reach 5.8 million by 2040, according to figures cited by Dubai Healthcare City.

Why this Dubai project matters

Dubai Creek Gardens is significant not simply because of its AED 3 billion price tag.

Its larger significance lies in the type of community being developed.

The project combines four increasingly important elements of Dubai's property market:

Residential: more than 1,400 homes.

Green space: 70% of the development dedicated to landscaped and outdoor areas.

Hospitality: Westin and Renaissance branded residences.

Wellness: integration with the wider Dubai Healthcare City ecosystem.

That combination reflects Dubai's continuing shift toward mixed-use destinations where residential development is increasingly connected to lifestyle, healthcare, leisure and hospitality.

The bigger picture for Dubai real estate

The launch of Dubai Creek Gardens adds another major project to an already active development pipeline across the emirate.

But the project also highlights a broader change in the way premium residential communities are being marketed.

Instead of competing only on location and the size of individual apartments, developers are increasingly selling an entire lifestyle built around green spaces, branded hospitality, wellness facilities and walkable environments.

Dubai Creek Gardens is a clear example of that approach.

With construction now underway and completion targeted for 2030, the project will be one to watch as Dubai Healthcare City Phase 2 develops into a larger residential and wellness destination.

The Gulf Stars will continue tracking major projects, investments and development milestones across the UAE and the wider Gulf.
